Selling Commercial real estate begins with finding an experienced Commercial Agent. The agent representing your property must be knowledgeable about zoning, marketing and be able to evaluate and competitively price your property.
Listing a property is a consultative process. I like to interview the prospective seller to find out the specific attributes that the seller considers important. I perform extensive research so that I familiarize myself with the details of the listing such as square footage, taxes, dimensions, zoning regulations, etc.
I then search for comparable properties to try and determine a fair price. Commercial properties are all unique. Factors that may influence the price of a property include road frontage, conforming / non conforming zoning, condition, net income, etc.
The next most important step is to create a unique marketing plan for the property. I utilize direct mail marketing to Lawyers, Accountants & Financial Planners as a baseline for my marketing effort. I also like to discuss with clients the possibility of sending direct mail to industry targeted prospects such as competitors, and other trade related entities.
I also like to advertise in trade papers and local commercial real estate publications.
I encourage clients to permit me to place professional commercial signage when appropriate.
